The housing is dominated by freestanding family homes — beach cottages, mid-century houses and larger contemporary homes — on the hillsides around Avalon village and down to the beach. Apartments are rarer here than the southern beaches.
Avalon is a long way from the city — 60+ minutes off-peak, and the only routes off the peninsula (Pittwater Road / Barrenjoey Road to the Spit, or Mona Vale Road across to the North Shore) both get heavy. For city or North Shore moves we plan an early start.
The village and the hillside streets have gradient in places. Old Barrenjoey Road and the village centre get busy on weekends. Most homes have driveway access; steeper drives mean park-and-shuttle.
